Frequently Asked Questions

Are they fully furnished?
They are mostly furnished – beds couches tables and chairs. Will need linens, dishes/utensils and small kitchen appliances.
Are these units renovated with new furnishings?
These units are not renovated with new furnishings.
Do these units have new appliances?
These units do not have new appliances.
How old are the buildings?
They were constructed between 1997 & 2000.
Does the condo fee include all utilities & would they increase?
Condo fees are based on square footage of the unit purchased. For the condos – there are 3 difference fees due to size.
Are there long term rentals (leased) or vacation properties daily/weekly rentals?
With the rental guarantee – there will be a long term lease in place. If you don’t want the guaranteed lease – you can do any kind of rental you’d like.
A few months back I had reached out to a realtor selling a similar unit in Osoyoos and was told it was not a good investment property as banks would not finance.
Did you ask a bank? or just a realtor?
Can we have photos please?
We have limited photos at this time due to the current retrofit that the units are undergoing.
Will the Property management company will handle all repairs and tenanting and all dealings?
Correct. Rental guarantee is called a Master Lease. This lease pays you a fixed rate monthly and covers all minor maintenance, guest damage, cleaning, supplies, laundry etc.
Which of the 9 are the corner units?
There are no corner units left at this time.
Will there any 2bedrooms coming?
There are very limited 2 bedrooms – none left in what we have. We don’t know if there will be other units after these. But the management company says that 1 bedrooms are best for this type of location.
Also, what are the condo fees and is there an option to forego the rental guarantee and in case we want to use it when we’re able to travel?
Yes – you certainly can forego the rental guarantee. Your options could be:

1 – Keep for personal use.
2 – Hire another company to manage it for you.
3 – Self manage from a far.

If you wanted to use it for personal use – the company asks that you give them 6 month lead time for prime time seasons, and 1 month for low seasons.

Are there Strata fees associated with this building?
Yes – These are the fees for this specific Building 3000.
Any major repairs coming up that you are aware of?
The building is currently under going the retrofit process. It is being brought up to current building code as needed to compete the Strata Plan for the municipality. The major repairs are being taken care of. The renovation for the entire building is estimated at $600k for all units.
And after the 36 month rental guarantee, are Airbnb/short term rentals permitted?
Yes – they are allowed and that is stated in the Strata agreement.
Where is the closest airport?
There is a local airport in Fairmont – most expensive. Next location is about 20 min at Invermere, and then Calgary which is 3.5 hours.
Do you have pictures of inside the units?
I don’t have specific photos of each unit – Not at this time. We are working on getting them.
It looks like the price is after they have been refurbished?
Not refurbished – but retrofitted from time shares into condo units. They have undergone work that needs to bring them to current building code. They are not renovated.
Is there a copy of the condo doc that shows all their reserves and projections on assessments?
I don’t have a copy of the condo document yet. It is yet to be created as the company creating the condo corporation as part of the retrofit.
The layout looks very cool-it looks like some of the A units face in and some out?
All A units face the mountains.
Are there any buildings with two bedrooms?
We only have 1 bedroom units. There were limited 2 bedrooms in the entire complex.
What is the nightly rent?
We have not discussed nightly rent. With the master lease and the 3 year rental guarantee, you will be receiving a base monthly rent whether the unit is vacant or full. If you want, you can forgo the rental guarnatee and look after that yourself. It is an option.
